Property Partner Terms

These Property Partner Terms supplement the Terms & Conditions and apply when Desert Place Rentals manages a listing for a space we don't own. Desert Place Rentals isn't a self-serve marketplace — we personally manage and verify every listing, including yours, based on the individual management relationship we agree to with you.

1. Listing your property

  • We create and manage your listing — description, photos, pricing, and house rules — in consultation with you, and keep it updated as things change.
  • You're responsible for the accuracy of what you tell us about the space, and for warranting that you have the right to offer it for events.
  • You're responsible for any permits, licenses, taxes, or insurance your property or jurisdiction requires for the activities we agree to allow.
  • A listing can be paused or removed by mutual agreement, or by us for safety or accuracy concerns.

2. Booking inquiries, not instant book

Every booking on Desert Place Rentals starts as an inquiry — a Renter submits their date and details directly from the listing, and our team follows up to confirm availability with you before anything is finalized. Neither of us is required to accept any given inquiry.

3. Revenue share

Desert Place Rentals retains 15% of the booking subtotal (the listed rate plus any cleaning fee) as our management fee on every completed booking, with the remainder paid to you. We may change this rate for future bookings with at least 30 days' notice; bookings already confirmed keep the rate that applied when they were made.

4. Payouts

Your share of a completed booking is paid out according to the payout method we agree on when we take on your property — in most cases through Stripe Connect, using the same infrastructure described in our Payouts tooling, verified directly with Stripe so we never see or store your full bank account number. We'll confirm the specific payout schedule and method with you directly.

5. Cancellations and refunds

If we're unable to honor a confirmed booking on your property, the Renter is refunded in full regardless of the listing's cancellation policy — that policy governs Renter-initiated cancellations only, as described in the Cancellation Policy.

6. Taxes

You're responsible for determining and remitting any taxes owed on your share of booking income, including applicable Nevada transient lodging or sales taxes if they apply to your property and its use. Desert Place Rentals doesn't provide tax advice; consult a tax professional for your specific situation.

7. Ending the relationship

Either of us can end the management relationship for your property with reasonable notice, as agreed when we take it on (typically 30 days). We may also remove a listing sooner for violations of these Terms, the Terms & Conditions, or the Community Guidelines — including inaccurate information, safety concerns, or repeated cancellations.
