These Terms & Conditions ("Terms") govern access to and use of Desert Place Rentals, an event, photo, and production space rental service operated in Las Vegas, Nevada. Unlike an open marketplace, every space listed on Desert Place Rentals is personally managed and verified by our team, whether or not we own the underlying property (an owner who enters into a management relationship with us is a "Property Partner"). People who book a space are "Renters" — booking doesn't require creating an account. By submitting a booking inquiry, a property inquiry, or otherwise using the site, you agree to these Terms. If you don't agree, don't use the platform.

1. What Desert Place Rentals is — and isn't

Desert Place Rentals personally manages and verifies every listing on the platform — we're not a self-serve marketplace where anyone can post a space. For properties we don't own, we operate under a management relationship with the Property Partner, set out in our Property Partner Terms, and we handle the listing, guest communication, and booking approvals on their behalf. Desert Place Rentals is the party a Renter is transacting with for the booking itself; the Property Partner remains the owner (or authorized operator) of the space and is responsible for its physical condition and safety.

2. No account required to book

You don't need to create an account to submit a booking inquiry or a property inquiry — just provide accurate contact information so we can follow up with you. You must be at least 18 years old and able to form a binding contract to book through Desert Place Rentals. Accounts on the platform are limited to our own team, for managing listings and inquiries.

3. Listings and property management

Desert Place Rentals is responsible for the accuracy of published listing details (description, photos, pricing, capacity, and amenities), based on information verified with the Property Partner. Property Partners are responsible for the accuracy of what they represent to us about their space, for holding any permits, licenses, or insurance their jurisdiction requires, and for the physical condition and safety of the space itself. Desert Place Rentals may remove a listing for inaccurate information, safety concerns, or violations of these Terms or the Community Guidelines.

4. Booking inquiries and payment

Booking on Desert Place Rentals works by inquiry, not instant checkout: a Renter submits an inquiry with a date, time, and guest count directly from a listing page, and our team follows up by email or phone — usually within 24 hours — to confirm availability and finalize details. A booking isn't confirmed until we've confirmed it with you directly. The listing page shows an estimated price based on the space's rate and any cleaning fee; we'll confirm the actual total and arrange payment with you once the booking is finalized. Cancellations and refunds are governed by the Cancellation Policy and the cancellation policy selected on the individual listing.

5. Fees

Where a listing is managed on behalf of a Property Partner, we share booking revenue with them under a rate set out in our individual management agreement and summarized in the Property Partner Terms. We may also charge Renters a separate service fee, disclosed before payment is finalized.

6. Prohibited use

• Submitting a property inquiry for a space you don't have the right to offer.
• Submitting a booking inquiry with false contact information or for an event that violates local law, including occupancy limits and noise ordinances.
• Circumventing Desert Place Rentals to book directly with a Property Partner after a connection was made through the platform, to avoid fees.
• Harassment, discrimination, or fraud directed at our team or a Property Partner.

7. Disclaimers and limitation of liability

Desert Place Rentals is provided "as is." We don't guarantee that any listing is accurate, available, or suitable for your event, and we're not liable for the condition of a space, the conduct of a Property Partner or Renter, or any loss or damage arising from a booking, to the fullest extent permitted by law. Our aggregate liability to you for any claim arising from these Terms or your use of the platform is limited to the greater of the fees you paid us in the twelve months before the claim, or $100.

8. Governing law and disputes

These Terms are governed by the laws of the State of Nevada, without regard to conflict-of-law rules. Any dispute arising from these Terms or use of Desert Place Rentals will be resolved in the state or federal courts located in Clark County, Nevada, and you consent to that jurisdiction.

9. Changes to these Terms

We may update these Terms from time to time. If we make a material change, we'll post the updated Terms here with a new "Last updated" date. Continued use of the platform after a change takes effect means you accept the updated Terms.
